The best green areas of Moscow

How the capital of the capital is evaluated? And how the environmental conditions of pricing affect? After all, the eternal smoke of the streets of megacities, noise and crowds affect health, and more and more people come to the conclusion that it is better to relax after a hard day, walking in the park, or, better, in the forest. And it would also be nice if there was a river or lake nearby.

Experts consider Yasenevo the most environmentally friendly area of Moscow. Thanks to the Bitsevsky forest, about half of the area of this area falls on green plantations. In Yasenevo you can breathe clean air, and it costs money. In houses adjacent to the forest, the cost of a square meter of living space reaches 130 thousand rubles and higher, and it grows, over the past year – by 4%. New buildings of Moscow and Moscow Region are more expensive-there is 1 square meter by 30-40% more expensive.

Biryulovo takes the second place, according to the conditions favorable for health. This South-East District is known for the Biryulevsky dendropark, the antenna field, the Tsaritsyn Park, Herzen Park and the Zagorye estate. A square meter here costs over 110 rubles, and prices increase are approximately 3% per year. New buildings, traditionally, are more expensive by 10-30 thousand per square meter. The proximity to the parks also increases the cost of housing.

More than a third of the area of the Strogino district is occupied by green spaces. On average, the price of a square meter reaches 170 thousand, and it grows faster, approximately 5% per year. The proximity of the Moskvoretsky Park will increase the cost of 1 square up to 175 thousand rubles. It costs the same in new buildings.

Sviblovo area is a third covered with green vegetation. As elsewhere, the closer to the park – the more expensive housing. The average price of a square meter is 148 thousand rubles. Apartments with views of the park are more expensive, in them the cost per square meter is on average, 156 thousand.

In Ramenki, the average price of a square meter is 180 thousand rubles. From the green regions of Ramenka – not the most affordable in price, but there is half the greens there per unit area. New buildings estimate up to 200 thousand per square meter near parks, and, on average, the price is the same as in Sviblovo.

If we distract from the influence of the density of green spaces on the pricing of a square meter, then the most promising, from the point of view of the ecology, transport infrastructure, general equipping and planned development, are still such areas as Strogino, Yasenevo, Treparevo-Kinino, Kurkino and Krylatsky.
